Terms
Minimum stage: 5-6 months (please, review information about summer season or short-term stays.)
SIGNING OF THE AGREEMENT:
You will sign the agreement in Habitatge Jove Offices, prior date (Office hours: Monday through Friday). Contact us and we'll set up a meeting.
MAKING PAYMENTS TO OWNER:
The signing day of the agreement, the lessee will make the following payments in cash to the owner:
- Starting within first 20 days of the current month: 2 month damage deposit (which will be refunded after effective date of Termination), monthly payment of current month, additional expenses measurable (water, gas, electricity) of current month, key deposit (which will be refunded after effective date of Termination).
- Starting from 21st day on: 2 month damage deposit (which will be refunded after effective date of Termination), 20 EUR/day until end of the first month, monthly payment for the next month, additional expenses measurable (water, gas, electricity) and key deposit (which will be refunded after effective date of Termination).
- Departure: until day 6 (including night) of the current month will pay 20 euros per person per day. Since the seventh day shall be paid each month.
MAKING PAYMENTS TO HABITATGE JOVE:
In order to book a room, you'll pay Habitatge Jove 145 EUR on processing fee (VAT taxes included).
(This amount will be paid each time a new agreement is created or an extension is needed.
This amount will be payable as processing fees to Habitatge Jove. In case you give up the booking, this amount will not be refunded as a penalty.
FORMALIZATION OF THE BOOKING:
You have to be accredited as an international exchange student and provide the agreement between universities, internship information, etc...
Official documentation to be provided:
- Passport or ID copy.
- Student Card copy.
- Documents issued by internship enterprise, University or Faculty which prove your stage in Barcelona. (For example: full official academic record and award certificate provided by University or Faculty, etc.)
Documentation mentioned above will have to be sent through mail to info@habitatgejove.com before signing date of agreement.
Terms of Agreement
HERE YOU CAN VIEW SOME OF THE SERVICES AND CONDITIONS INCLUDED ON THE TERMS OF USE OF ROOMS OFFERED BY HABITATGE JOVE WHICH ARE ADDRESSED TO STUDENTS ON SHARED APPARTMENTS.
- All apartments will be used as a study or living area uniquely.
- The minimum contract period is 5-6 calendar months (please, consult summer stage for exceptions).
- In order for Student to continue occupying any room, a new Agreement must be executed and the student has to inform prior to Termination of the agreement. Failure to notify about an extension will mean you give up your vacancy and the room will be offered to another student.
- The student is responsible for expenses of repair due to a misuse of the room or its belongings.
- The student will pay for additional expenses measurable (a fixed amount), as well as the agreed rent month agreed. In case additional expenses are higher than the fixed amount, total expenses is divided into all occupants and the students will be charged the spread.
- The student will pay the monthly rent during the first 5 days of the month. Payment method will be agreed the signing of the Agreement.
- After the parts sign the Agreement, the student will make the payment of the following charges: 2 month deposit, current month, key deposit and processing fees (145 EUR).
- Upon termination of the Agreement, an inventory will be made after the student leaves the room in order to check the state of the room and expenses. After the inventory, the 2 month deposit and key deposit will be refunded to the student.
Rules
INTERNAL RULES ATTACHED TO THE RENTAL AGREEMENT FOR STUDENTS ON AN INTERNATIONAL EXCHANGE PROGRAMME BETWEEN CATALAN AND INTERNATIONAL UNIVERSITIES.
The student will share a flat with other foreign students who have other culture different than yours. Therefore it is very important to show respect and tolerance towards others as the basis of your relationship. In order for you to promote coexistence between flat mates, we recommend you to bear in mind the following suggestions and rules.
Maintenance and housekeeping aspects
- Damages: Remember that the student has to make a good use of the flat, services or equipment. Damage to original furniture in a student room will be replaced by the student of that room.
- Failures and repairs: In case of an emergency - breakdowns or damages on the flat facilities -, it is very important that you call the owner immediately and inform about damages before taking a decision on your own. Repairs which are not attributable to the Owner will be paid directly to the Repair Company.
- Cleaning rules: The student who occupies a room is obliged to keep it clean and tidy. Each student will do his/her own laundry (including sheets and duvet). Please remember that bed linen laundry should be done once per week.
In order to check for the room state, an inspection will be required during monthly revisions and after termination of the Agreement. Each student has the right to find a proper accommodation, not only at his/her arrival but also during the stay. Each resident is expected to cooperate in keeping the flats and rooms clean and is responsible for keeping his/her room in a neat and sanitary condition at all times. Otherwise, this will result in a resident charge for additional cleaning of the accommodation. The cost of extraordinary cleaning resulting from a living group's activities will be charged as if it were a matter of damage.
- Rules for keeping common rooms clean: keep the kitchen and bathroom clean after using. Students are responsible for keeping common areas clean and tidy. The students can choose (by a majority) whether they want to take care of the cleaning or whether they prefer to hire a housecleaner company and then divide the cost among all students. Please remember that you have to set out your garbage on street containers daily and during hours collection.
- Water, gas and electricity: For security reasons and in order to economize on energy, the supply key for gas inside the kitchen and the heater key might be turned off, as well as lights and electrical appliances. Please also close the water tap properly. Please bear in mind all these advices just a moment before leaving the flat.
- Termination of the Agreement: This agreement is terminated on the last day mentioned on the Agreement, and the student will vacate the premises forthwith before 12 pm. Otherwise, the Agreement will not terminate. The student will notify HABITATGE JOVE offices about keys delivery and checkout 15 days prior to his/her departure.
The deposit will be refunded once the student has returned the keys.
- Guests: Premises are to be used by the students who habits the flats. Guests are permitted provided that all students of that flat do not feel annoyed. Guests are not allowed to stay overnight. So other non-residents who are not provided with the flat key must not be granted access to any room. Due that this behaviour causes an economic impairment on expenses, commodity and time for study, the property and HABITATGE JOVE are at your disposal in case you desire to notify any of these irregularities (just the moment you feel any of these situations is occurring and you feel affected. We will not accept claims or demands notified with due time.
- Quiet hours: The student is free to enter the flat or leave it freely, but during Quiet Hours, from 10 pm on, residents must lower the volume insider or out the flat (hallway staircase). Please, remember again that party nights are completely prohibited.
- Noise: the main goal for students is study and pass the exams during your stay in Barcelona. This priority should maintain an atmosphere conducive to study and harmonious living with the rest of students. Please consider a low volume in the use of radios, television, music, etc.
- Alcohol: Possession or consumption of alcoholic beverages is prohibited. Any act of uproar caused by alcohol or any other toxic substance will result in immediate eviction from residence of the person who provoked it.
- Smoking: Smoking is prohibited on common areas. Non-smokers have preference, under all circumstances, for smokers.
- Keys: Please take care of your keys and do not lend them to anybody. In case you are mugged or you lose your keys, please notify the Propriety or HABITATGE JOVE offices as soon as possible.
- Valuable belongings: Do not leave unattended valuable belongings or money. The Property and HABITATGE JOVE shall not be liable for any theft or loss of money, valuables, or other personal property belonging to. We recommend you to create a bank account and make a deposit. You can also rent a safe-deposit box, if necessary.
- Please remember to make the monthly payment during the first days of the month.
- You will share the apartment with different people. Please, remember you are expected to cooperate in keeping the common areas clean and tidy. Please do not throw out cigarette butts on hallway staircases. Please keep noise to a minimum when you use staircases or lift. Please use lift politely and do not smoke inside.
