Minimum stage: 6 months (please, review information about summer season or short-term stays.)

SIGNING OF THE AGREEMENT

You will sign the agreement in Habitatge Jove Offices, prior date (Office hours: Monday through Friday). Contact us and we'll set up a meeting.

MAKING PAYMENTS TO OWNER:

The signing day of the agreement, the lessee will pay in advance 2 monthly rent CASH as a DEPOSIT, as well as bimonthly or quarterly RENT. Deposit will be refunded after termination of the Agreement.

Together with the rent, the student will pay 90 € as additional expenses (water, gas and electricity). After termination of the Agreement, the Owner will make an Expenses Report in order to estimate real expenses the lessees are attributed to.

MAKING PAYMENTS TO HABITATGE JOVE:

In order to book a room, you will pay Habitatge Jove 60% of a monthly rent as a processing fee.

Processing fees for Agreement extension: 125 € /person

This amount corresponding to a booking will be payable as processing fees to Habitatge Jove. In case you give up the booking, this amount will not be refunded as a penalty.

Payments will be made in cash the signing day of the Agreement. In case you desire to rent an apartment via online through by paying Agency Fees, the apartment will be booked until you arrive at the apartment.

FORMALIZATION OF THE BOOKING:

You have to be accredited as an international exchange student and provide the agreement between universities, internship information, etc...

Official documentation to be provided:

Passport or ID copy.

Student Card copy.

Documents issued by internship enterprise, University or Faculty which prove your stage in Barcelona. (For example: full official academic record and award certificate provided by University or Faculty, etc.)

Documentation mentioned above will have to be sent through mail to info@habitatgejove.com before signing date of agreement.

Terms of Agreement

• 1-year length Agreement (Act nº 24 or Leasing Act (in force since November 1994).
• Minimum stage of 6 months and maximum stage of 1 year (whenever your University proves you are credited for).
• The student will indicate check in and checkout dates, i.e., exact period of occupancy of the apartment.
• A penalty clause is introduced by force in case of non-fulfilment of period agreed.
• The student will pay the Owner the following amounts (in cash) the signing day of the Agreement: Deposit of 2 monthly rents, 1st monthly rent corresponding to current month, funds corresponding to additional expenses and processing fees.
• Funding for additional expenses will be estimated as soon as the Owner delivers expenses invoices which are provided by the energy companies.
• The following payments will be indicated on the Leasing Agreement, as well as date and amount of payments.
• In order for Student to prorogue the Agreement, the student has to inform about it 40 days prior to Termination of the agreement.
• After termination of the Agreement, the student will arrange a meeting to make a final inventory in order to check the state of the apartment and expenses. After the inventory, keys will be delivered and deposit will be refunded.

Rules

• There may be other students living in the building. Remember you are expected to cooperate in keeping the common areas clean. Please do not throw out cigarette butts on hallway staircases or wastepaper baskets. Please keep noise to a minimum when you use staircases or lift. Please use lift politely and do not smoke inside.
• Remember that hours collection of rubbish must be respected.
• Damages: Remember that the student has to make a good use of the flat, services or equipment. Damage to original furniture in a student room will be replaced by the student of that room.
• Failures and repairs: Please inform the Owner immediately before taking a decision on your own.
• Cleaning rules: Please keep the apartment clean and tidy for your own commodity. This will be a must after termination of the Agreement.
• Water, gas and electricity: For security reasons and in order to economize on energy, the supply key for gas inside the kitchen and the heater key might be turned off, as well as lights and electrical appliances. Please also close the water tap properly. Please bear in mind all these advices just before leaving the apartment.
• Valuable belongings: Do not leave unattended valuable belongings or money. The Property and HABITATGE JOVE shall not be liable for any theft or loss of money, valuables, or other personal property belonging to. We recommend you to create a bank account and make a deposit. You can also rent a safe-deposit box, if necessary.
• Please, remember payment dates agreed.
